Frisco is not the affordable option in Collin County, and it never claimed to be.

The median home price in Frisco is sitting somewhere between $625,000 and $675,000, depending on which data source you trust. That is roughly $100,000 higher than neighboring Plano and well above the DFW metro median. Homes are taking 60 to 80 days to sell on average, a real shift from the 2021 pace, and prices have leveled off after years of steady climbing.

What buyers are paying for is not just square footage. It is proximity to some of the biggest corporate campuses in North Texas, a school system that draws relocating families specifically, and a level of newer construction you will not find in older DFW suburbs.

The Star, home to the Dallas Cowboys headquarters, sits inside city limits. So does the PGA of America's headquarters. Fields West, a new retail and office development, is set to open in phases starting late 2026, adding hundreds of thousands of square feet of shopping, dining, and Class A office space on the city's newer edge.

Grand Park is the other project worth knowing about if you are considering Frisco long term. The city broke ground this year on what will eventually be a 1,011-acre park stretching toward Lake Lewisville, with the first phase already under construction. That kind of investment tells you where the city expects growth to continue.

Frisco works best for buyers who want newer builds, planned communities with amenities baked in, and a short drive to corporate DFW. It works less well for buyers chasing affordability or a slower, more established feel. If you want mature trees, walkable downtown character, and a lower price point, you will find that a few exits away, not here.

The families I work with who end up happiest in Frisco went in with clear eyes about the price tag. They were not comparing it to McKinney or Prosper on cost. They were comparing it to staying closer to their job, their commute, or their kids' school district, and Frisco won on those terms, not on price.

That is the honest way to evaluate this city. Not “Is it worth it?” but “Worth it for what?”
